We are able to provide a speedy, professional, yet personal service to you and your clients.  We appreciate and respond to your clients’ individual needs and wishes. 

You can either act as an ‘introducer’ of our services, and we will work directly with the client to agree payment and arrangements for the EPC, or you can take the instruction yourself, agreeing and taking payment, and we will carry out the work and provide you with the HIP, white labelled if you prefer.

We keep low overheads in order to keep our fees to a minimum; this enables us to offer a very competitive rate, meaning that your client still gets a good price after you have added your administrative fees.

These prices apply to Freehold and Leasehold Properties. 

When dealing with unregistered properties, there may be additional charges of up to £50, depending on how much work there is involved in gaining evidence and root of title.  Again, we will pass this cost on to the client.  We do not believe in charging everyone who has an unregistered property the additional fee, as quite often there is no extra charge incurred.  Again, this can help to keep costs down for your client.

From 6 April 2009, the Hip regulations have changed.  It is now necessary to have the Hip in place before you can market the property.  The Hip does not need to be complete, but it does need to include  the Energy Performance Certificate, Land Registry Documents, Property Information Questionnaire (to be completed by the homeowner) and other administrative documents.  The searches can be included up to 28 days later, as soon as they are complete. 

Regulations regarding the contents of Local Authority searches has also changed, and they are now required to be much more detailed.  Previously, Local Authorities were allowed to deny acces to certain pieces of information, and these ommissions were then covered by insurances.  This is now not allowed, and councils must provide the information.  They will be charging more for the extra information, and our prices may need to rise to reflect this.  Most Local Authorities in the North East have not yet published their charges, but we will be able to advise you further in the near future. 

EPC only

If you are currently compiling your own packs, and just need an EPC, we can carry this out for you.  You have the peace of mind from knowing who is going to be visiting your client’s home to carry out the inspection, and we won’t keep you waiting for days on end to receive the EPC; our aim is to have the report to you within 24-48 hours, depending on access to the property.

We charge £55 per EPC for homes with up to 5 bedrooms.  Homes with 6 or more bedrooms will benefit from a tailored quotation, dependent on size and structure.

We provide our products at competitive rates, but we never compromise on quality.  We believe that you and your clients will be more than happy with the results.  We provide one copy of the pack on quality recycled paper, professionally printed and bound, included in the cost of the pack.  We also provide an electronic copy.
