Services for Housing Developers

Home Information Packs are required for new as well as existing homes.  The contents of a pack are similar to one for an existing home, with some additions.  We can provide full HIPs or individual documents for you to use in compiling your own HIP.

A new build HIP will contain

·         HIP Index

·         Sale Statement

·         An ‘on construction’ EPC, if the home is complete at the first point of marketing, or

o   A Predicted Energy Assessment, if the home is being marketed ‘off plan’ *

·         Evidence of Title, either Title Register and Title Plan (if registered) or Search of Index Map and other evidence to prove title (if not yet registered)

·         Standard searches, which include Local Authority Enquiries and Drainage and Water searches

·         Leasehold documentation, if the property is leasehold, this must include a copy of the lease, and other leasehold documents that are available

·         Commonhold documents, if the property is commonhold

·         A Code for Sustainable Homes rating, if the home has been built to the Code, if the home has been built to the 2006 Building Regulations only, then a Nil-Rated Certificate must be included in place of the rating #

Due to the number of variables that could influence the cost of your HIP, it is not viable for us to print a definitive price list.  As an example, however, a HIP for a newly completed 3 bed property, already registered with the Land Registry, sold on a freehold basis would be £299.  There would be additional charges to add to this, for leasehold or commonhold properties, and properties not yet registered with the Land Registry.  If the property was part of a larger development, there would be potential for substantial savings, of up to £150 per property. 

There are circumstances where a HIP is not required.  For example, if you are selling 2 or more properties to an investor, provided that they are with vacant possession, you would not need to provide a HIP.

* If the home is sold before it is completed then there is no requirement to provide an EPC, however, if the home is completed whilst on the market, the Predicted Energy Assessment will need to be replaced by an EPC

# If the home has been built to the Code for Sustainable Homes, then you will require a CSH rating, from a suitably qualified and accredited assessor.  I am reliably informed that such assessments take a very long time (12 months), and therefore, cost something like £3k-£25k.  Most new homes will therefore require just the Nil-Rated Certificate, which is available free of charge on the Government website.

SAP Calculations and Energy Performance Certificates

We can complete your SAP calculations and Energy Performance Certificates for you.  If we have completed your SAP calculations, we will discount your EPC for you.  You will only need to have the EPC completed, if the property is being sold as a completed house; if it is sold off plan, or whilst incomplete, the SAP calculations are sufficient to be included in the HIP.
